5 Ways to Make Your Home More Appealing to Buyers

When you sell a home, real estate agents and potential buyers judge the property almost as much as they judge you. If your house smells of wet dog or has dirty dishes in the sink, these things might be deal-breakers. However, even if you’re selling your home for personal reasons rather than financial ones, some things can make it more appealing to potential buyers. In any type of real estate market, the home that sells first is the home that is most appealing to its target audience. A home that isn’t attractive to a buyer won’t sell quickly and for top dollar. Even though personal reasons might prompt you to sell your house fast, with a few simple changes and some savvy marketing, it can be ready for showing in no time. Here are five ways to make your home more appealing to buyers:

Change up your curb appeal

Before people even step inside the house, they judge the exterior based on curb appeal. If the yard is unkempt, the paint is chipped, and the front door looks like it’s seen better days, potential buyers will envision themselves having to put in the effort to spruce the place up. If your house isn’t ready for showings, it’s unlikely anyone will even make an offer. By paying attention to the outside of the house, you’re giving yourself an edge over the competition. Potential buyers will want to come inside, see the potential and make an offer. These are a few ways to make your home appealing from the outside; for example, you could make sure your lawn and shrubbery are well-trimmed, you could add exterior lights, like torches or hanging lanterns, and you could repaint parts of the house that will stand out, such as the front door.

Brighten and ventilate the interior

The outside of the house isn’t the only place that can use a facelift. Real estate agents will judge the interior of your home, both good and bad. If the area is too dark and dingy, it’ll take potential buyers away; people want to envision living in an area, and if the light isn’t hitting a room, it might be too dark for someone to truly see it.

In the same way, you don’t want the house to be too bright. Make sure the rooms aren’t overly bright and harsh.  You also want to ventilate the inside of the house so that there aren’t any odors that might give a potential buyer a negative impression.  You might also consider buying an affordable cooling system like a mini-split for your home. This will contribute to the overall impression of your home as cozy and well-aerated, and a mini-split system will use less electricity than other cooling systems, typically being only 600 watts.

Declutter and de-clump

Buyers like to be able to picture themselves living in a house and enjoying their time there. One way to make this happen is by decluttering and de-clumping a space.  For example, if you have bookshelves, clear them off completely. You don’t want buyers to get the impression that you’re leaving a bunch of books behind, which will only clutter their shelves. Closets should also be clean and not filled with what you’ve been storing. You should also remove decorative items from the walls and rugs from the floors so your potential buyer can see what they look like without the decoration.

Repaint what you can

Fresh paint can brighten and update a home. It can also help you sell your house faster. It is a common misconception that if a house needs new paint, it must be in poor condition. In reality, many potential buyers consider a freshly painted home to be a sign that the homeowner is committed to maintaining the property. If you can repaint one or two rooms, do it. It’s a cheap and easy way to spruce up the place, making it look more vibrant and inviting. Choose a color that works with the rest of the house, especially the kitchen, since this room is the most important when selling a home. 

Don’t forget the kitchen and baths

The kitchen is one of the most important rooms when selling a house. That’s where people like to gather and where many decisions get made. When people are weighing their options, they’ll want to see your kitchen, which is the heart of any home. If your kitchen isn’t in top condition, it can be a real drawback for potential buyers. Ensure the appliances are in good shape and that the countertops and cabinets are in good condition. If there are any other rooms that you can spruce up, like the bathrooms, do it. Buyers want to see functional spaces that they can put their own stamp on. If anything needs repairing, schedule this as soon as possible.
